Terms & Conditions

These booking conditions form the sole contract between the owners and the person signing the Booking Form (who must be over 21 years of age). The person signing the Booking Form shall be deemed to be signing on behalf of all members of the party, who agree to be bound by the Booking Conditions. No contract shall exist until the owners have received a signed Booking Form, together with the correct payment. The accommodation is booked exclusively for the people named on the booking form. Please note excesses are not permitted in accordance with Florida State Law.

The client is responsible for and pays all travel arrangements, airline tickets, car rental, medical and travel insurance and any other costs incurred in connection with the holiday. Payment via the Booking Form is for the rental of the house only

Booking and Payment of Deposit
To confirm your reservation, please forward a deposit of 100.00/$185 per week (or part week) for the rental period and a fully completed booking form. Once this is received the cost of the rental is guaranteed, subject to the outstanding balance being received on time and provided that there are no further amendments to the booking.

Balance payment
The balance of the rental payment must be received at least 8 weeks prior to commencement of the rental period. If payment is not forthcoming, we reserve the right to cancel the booking. In the event of any cheque being returned unpaid by the bank on which it is drawn we will make a charge of 10/$15 to cover any bank charges and administration costs.

If the booking is made 8 weeks or less from the date of departure, the full amount is required at the time of booking.

In the event of cancellation by the Client, for whatever reasons, the following charges will apply:

  • In excess of 8 weeks before rental date - Deposit only.
  • Between 6 and 8 weeks notice given - 50% of total rental cost
  • Between 4 and 6 weeks notice given - 75% of total rental cost
  • Less than 4 weeks notice given - 100% of total rental cost

We will endeavour to obtain a replacement booking and should a replacement rental be found then a proportional refund will be made.

Alterations to Confirmed Bookings
Alterations are at the Owner's discretion and subject to an administration fee of 10 / $15. We cannot guarantee to satisfy all requests.

Rental Period
This begins at 4pm on the day of arrival and ends at 10am on the day of departure. Keys to be collected from the secure key box on the villa wall on arrival. Code to be forwarded to clients following payment of the final balance. Keys to be deposited into secure key box on the villa wall at 10am on the day of departure.

Security Deposit
The Management Company checks the property on your departure. If any damage or breakages have occurred during your stay you will be charged accordingly. The owners require a payment by cheque of 150.00/$275 as a security deposit; this will be refunded to you within seven days, following receipt of a satisfactory report from the Management Company.

Pool heating and Villa cleaning
The pool can be heated for the duration of your vacation. This requirement must be indicated on the booking form. The Management Company cleans the property prior to your arrival and on your departure. Should you require additional cleaning during your vacation please indicate on the booking form.

Clients Agreement

  • The accommodation is booked exclusively for the people named on the booking form
  • Clients agree to take good care of the property and leave it in a clean and tidy condition at the end of the holiday.
  • Clients agree to pay for any breakages or damage to property.
  • Clients will allow the Management Company reasonable access to the property to carry out any maintenance, if necessary

The Owner or Management Company accept no liability or responsibility whatsoever for personal injury or accident, loss or damage of personal effects whenever or however caused. The Client is responsible for taking out an adequate insurance policy to cover all risks.

The Owner or Management Company do not accept any responsibility for injury or accident caused as a result of the use of the pool or spa. Clients are specifically requested not to allow children to use the pool or spa unsupervised.

The owners or Management Company are not responsible for any loss of enjoyment or use of the house due to travel disruption.

Force Majeure
The Owners and their Agents, accept no responsibility or liability for any loss or alterations to the terms of this booking caused by events outside their control including: fire, floods, adverse weather conditions, war, terrorist activity, political unrest, industrial dispute, flight delays, transport problems or any other event beyond their control.
